Terms of Service

Last updated October 17, 2026

This is an early draft of our Terms of Service, written to cover how Homufy actually works today. It has not yet been reviewed by legal counsel and may change as the platform grows.

1. Acceptance of these terms

By creating an account or using Homufy, you agree to these Terms of Service and our Privacy Policy. If you don't agree, please don't use the platform.

2. What Homufy is

Homufy is a marketplace that connects people looking to rent (lessees) with people offering a property to rent (lessors) — bedspaces, studios, rooms, apartments, condos, townhouses, and houses, rented long-term (monthly), short-term (nightly), or day-use (hourly), depending on the listing. Homufy is not a party to the lease or rental agreement itself; we provide the platform, identity verification, and payment handling that makes a booking possible.

3. Accounts and verification

You must provide accurate information when creating an account and keep it up to date. Lessors go through identity verification, and in some cases ownership-document review, before a listing can go live. You're responsible for all activity under your account, and for keeping your login credentials secure.

4. Listings and bookings

  • Lessors are responsible for the accuracy of their listings — photos, pricing, availability, amenities, and house rules.
  • A booking is confirmed once the lessor approves the request and payment is completed through Homufy.
  • Cancellations are governed by the cancellation policy shown on the listing when the lessor approves the booking (flexible, moderate, strict, or non-refundable). Before you cancel, Homufy shows exactly what you will get back; the service fee is never refunded. A reason is required.
  • A lessor may undo an approval within 1 hour, as long as the lessee hasn't paid. Declining an approved booking after that refunds the lessee in full, service fee included, and adds a strike to the lessor's account, which can be contested with a valid reason and proof.
  • After check-in, the lessee has a short claim window to report a problem: until the booked end time for hourly stays, until check-out or 24 hours for nightly stays, and 48 hours after move-in for monthly leases. The window always starts at the scheduled check-in. The payment to the lessor is released automatically once the window has closed (or the lessee confirms they have moved in), every required document is done and no problem report is open.
  • Documents are the lessor's responsibility before payment: the lessor reviews the Government ID of the person staying and uploads their own required documents (such as the contract or move-in pass). Each side has a deadline, 24 hours after the claim window closes. A missed step can count as a warning; 2 warnings within 12 months are allowed, and the 3rd leads to a strike, which can be contested.
  • Before check-in, a lessor may cancel a booking over the lessee's documents (for example, a fake ID or an ID that doesn't match the person staying). A reason and description are required, the lessee is refunded in full except the service fee (also refunded when the reason is "other"), and the lessor gets no strike. The lessee can contest it with a problem report.
  • A lessee may book for another person who will stay instead. The booker stays responsible for the booking, its payments, documents and any warnings or strikes, must have that person's permission to share their ID and contact details, and the lessor checks the ID of the person who actually stays.
  • Problems are first sent to the lessor, who must answer within the time shown (2 hours for hourly, 12 hours for nightly, 24 hours for monthly stays). If the lessor doesn't answer a lockout report in time, the lessee is refunded in full automatically; an unanswered safety report goes to Homufy to decide. Cases the two sides can't settle go to Homufy, whose decision on the held payment is final for that booking. An "Unsafe" report must name a specific hazard and include photos or a video.
  • For monthly leases, the deposit period is the lessor's contract term. After move-out, the lessor sends a breakdown of any deductions, each with a reason and photos, within the deposit-return period shown on the booking (30 days by default). Without a breakdown by that deadline, the full deposit is owed, no deductions are allowed, the lessor receives a strike that cannot be contested, and any damage must be claimed separately through a report.
  • The lessee has 7 days to accept each deduction or question it with a note; silence accepts the breakdown. Questioned items go back to the lessor, and either side can ask Homufy to decide them. The amount both sides agree on, or that Homufy decides, is the amount owed.
  • The lessor pays what is owed through Homufy, from payouts Homufy is holding for them, or directly with a receipt the lessee confirms within 3 days (silence counts as received). If the deadline passes unpaid, the lessee chooses to give more time or report it. A reported unpaid deposit restricts the lessor's account until it is paid, and becomes an offence if still unpaid 30 days after the report.
  • When Homufy pays a lessee from a lessor's held payouts because the lessor did not pay, a handling fee of ₱500 or 5% of the amount, whichever is higher, is taken from the lessor's payouts, and the lessor receives a strike that cannot be contested.
  • If a lessee is paid twice (for example, the lessor paid in cash and Homufy also paid), the lessee must return the extra amount within 7 days, directly to the lessor or through Homufy. Not returning it leads to a report and a strike, and Homufy may deduct it from any refund it owes the lessee on another booking. Homufy does not repay the lessor itself.
  • Arranging payment or a booking outside Homufy to avoid fees ("circumvention") is not allowed and may result in account suspension.

5. Payments and fees

Rent, deposits, and fees are paid through Homufy via GCash, Maya, or bank transfer. Homufy charges a service fee to lessees and/or a commission to lessors, shown before you confirm a booking or when a lessor adds a payout account. Payouts to lessors are released according to the booking's terms, minus any applicable fee. Payments made outside Homufy, including rent paid another way and recorded with a receipt, aren't protected by Homufy.

6. Reports, strikes, and enforcement

  • We review reports of policy violations, fraud, or unsafe listings. A report alone never adds a strike; a strike is added only when the facts are confirmed. Strikes carry points by how serious they are (for example, 3 for a scam or fake payment proof, 2 for property damage or non-payment, 1 for a no-show or a missed step), counted over the last 12 months.
  • At 3 points you receive a final warning; at 4 points your account is suspended for 7 days; at 6 points for 30 days; and at 8 or more points our team reviews a ban. Strikes can be contested through your account with proof, and our team reviews every appeal.
  • Separately, offences (such as a reported deposit still unpaid after 30 days) lead to a 30-day suspension, then 90 days, then a ban, each counted from when the matter is settled. Offences never expire. Submitting fake payment proof leads to an immediate ban, approved by two members of our team, which can be contested only with the real proof.
  • While your account is restricted, suspended, or under a scam review, your listings are paused or hidden, you can't take new bookings or create listings, and payouts are held. Upcoming bookings are cancelled with a full refund, service fee included; current stays continue, and their rent is paid only through Homufy. Homufy holds payouts up to the deposits of your current tenants (plus the current month's rent during a scam review) and may use them to pay what you owe a tenant. You can also choose to pay a deposit from your held payouts.
  • A scam review puts an account on hold for up to 7 days (14 if our team extends it with a reason). If a scam is confirmed against a lessor, the account is banned, upcoming bookings are cancelled with a full refund and held payouts are kept for their tenants; if it is confirmed against a lessee, their upcoming bookings are cancelled and refunds go only to the original payment method.
  • A ban is permanent: your listings are removed and you can't list, book, or take new bookings. You can still sign in to follow current stays and settle what you owe. The email, phone number, payout account and ID used are blocked from new accounts. Knowingly false reports can lead to a strike.

7. Prohibited conduct

  • Listing a property you don't have the right to rent out.
  • Providing false identity or ownership information.
  • Harassing, discriminating against, or defrauding another user.
  • Circumventing Homufy's payment system or fees for a booking arranged through the platform.
  • Using the platform for any unlawful purpose.

8. Limitation of liability

Homufy facilitates bookings but doesn't own, manage, or inspect every property firsthand beyond our listing-review and inspection process. To the extent permitted by law, Homufy isn't liable for a lessor's or lessee's conduct, or for disputes arising from the condition of a property, beyond what's covered by our reporting and cancellation processes.

9. Changes to these terms

We may update these terms as Homufy evolves. Material changes will be reflected here with an updated "last updated" date. Continuing to use Homufy after a change means you accept the updated terms.
